Overview

What is SteadyRent?

SteadyRent provides funding to agencies so landlords can be paid on time when tenants fall into arrears, allowing agencies to maintain landlord cash flow while managing arrears recovery as usual.

How long does SteadyRent cover rental arrears?

Coverage is capped at 120 days (4 months).

Is SteadyRent a replacement for landlord insurance?

No, they should be used together. SteadyRent covers the short term gap and insurance provides the longer term backstop.

Can landlords sign up directly?

No. SteadyRent is delivered through real estate agencies, as repayments are managed through rental income collected.

Does SteadyRent cover commercial properties?

Not currently. The service is limited to residential rental properties.

What happens if a tenant clears their arrears?

The 120 day coverage resets once arrears are cleared, provided the landlord remains opted into the service.

How it works

What does the agency need to sign?

A master agreement that establishes a funding facility across the agency’s managed portfolio. Landlords are not party to this agreement.

What does the landlord sign?

An addendum (annexure) to their management agreement, authorising the agency to repay SteadyRent from future rental income.

How do landlords opt in?

Agencies invite landlords via email which is directed to a co-branded landing page. Landlords register, sign the addendum electronically, and cover begins from the next rent cycle.

Is the landlord sign-up experience branded to our agency?

Yes. Each agency receives a dedicated co-branded landing page for landlord registration.

Does SteadyRent align with our disbursement schedules?

Yes. Funding aligns with your existing weekly, fortnightly or monthly disbursement cycle. Daily cycles are not currently supported.

Payments & funding

How are arrears funded?

The day prior to your normal owner disbursement, SteadyRent transfers the total required amount into the agency’s trust account, along with a detailed remittance by property.

How are advances repaid?

When tenants pay rent, funds are retained and used to repay SteadyRent invoices for prior advances, similarly to how you pay creditor invoices.

How are payments reflected in landlord statements?

SteadyRent funds appear as non rent receipts (e.g. owner or property funds) and can be disbursed normally, ensuring landlords receive consistent payments.

What appears on the tenant ledger?

The tenant’s actual payment history. Arrears remain visible until paid, SteadyRent does not alter the tenant ledger.

What happens when a tenant makes a payment?

The payment is processed normally and reduces their arrears balance in the system.

Data & privacy

How is landlord data shared and disclosed?

SteadyRent collects, uses, and discloses information in accordance with applicable privacy and data protection laws. Details regarding the collection, use, and sharing of information are provided to landlords as part of the service terms and documentation upon acceptance of the service.

What happens in the event of a data breach?

SteadyRent follows all applicable regulatory requirements for managing and notifying affected parties of a data breach. The information shared is limited and excludes personal details such as names, phone numbers, and email addresses, helping to minimise risk exposure.

How is agency data kept secure?

Agency data is protected through Real Flow’s established security and privacy controls. Access is restricted to authorised personnel, and information is used only for the delivery and administration of the SteadyRent service. The data required is limited to property and financial information and excludes personal details such as names, phone numbers, and email addresses, reducing privacy and security risks.

Compatibility

Which property management systems are supported?

Currently supported: Palace, Property Tree, and PropertyMe. Console is currently in development.
